OBSERVATIONS

The market is starting to rise slightly. There is speculation that interest rates will rise and if they do then it will definitely impact home buyers. They are still at historic lows even if they increase to around 6%. As you can see the “regular” (not foreclosure or short sale) sales in the neighborhood are selling rather quickly. The homes that show well and are priced well are getting close to list price and in some instances the prices have gone above the list price. It is a price war and a beauty contest out there right now, but if you get those two things right you will definitely win J.

The market right now is the best real estate market for sellers that we have had in the past two years. Homes are selling in a weekend and prices have slightly increased. As a proud owner in the neighborhood, I definitely would like to see this continue.
It is also a GREAT time for buyers. There are a significant amount of first time home buyers in the market right now due to the first time home buyer credit of $8,000. OBSERVATIONS

Inventory levels are still very low. Home that are priced well and in good condition are selling extremely fast which is great if someone definitely needs to move.
There are quite a bit of short sales in the neighborhood. A short sale is when someone owes more than what the home is worth. Many times the homeowner is late on payments, could possibly be late on payments, or has to move due to relocation. Many of the short sales have been negotiated successfully. You put the home for the current market value and then negotiate with the bank to accept a lower amount. We actually have been able to get a lot of short sales through and help many homeowners. While attending Liberty she was able to travel to and sing in several foreign countries with a missions oriented team. After marriage she and her husband moved to Northern Virginia where she began her Real Estate career with a young family of three children in 1988. She received her Graduate of Realtor's Institute Designation (GRI) in 1993 and continued to expand her knowledge of the business. She has gone on to receive her Associate Broker's License in Virginia and has her Broker's License in Maryland and will soon have her Broker's License in the District of Columbia. Debbie was thrilled when her daughter Sarah joined her in the business. Sarah's business degree has brought an added dimension to the business that is helping Debbie take the business farther than she might have been able to alone. When Debbie is not working with clients she enjoys, travel, time with family and friends, reading, singing in a praise and worship band at her church and playing computer games.
