INTRODUCTION

We had 1 new rental listing come onto the market, 1 home previously under contract come back onto the market, 2 homes go under contract, and 1 home that sold this week.

OBSERVATIONS

Inventory levels are still very low. Home that are priced well and in good condition are selling extremely fast which is great if someone definitely needs to move.
There are quite a bit of short sales in the neighborhood. A short sale is when someone owes more than what the home is worth. Many times the homeowner is late on payments, could possibly be late on payments, or has to move due to relocation. Many of the short sales have been negotiated successfully. You put the home for the current market value and then negotiate with the bank to accept a lower amount. We actually have been able to get a lot of short sales through and help many homeowners.
